01   Before You Apply

• Each resident 18 or older must complete a separate application.
• The application fee is $100 per applicant and is non-refundable.
• Once approved, a $250 holding deposit must be submitted in person within 48 hours. Management will contact you with instructions.
• All application and holding fees are applied towards move-in costs.
  

02   Basic Qualifications

• At least 9 months of good rental history within the past 2 years (2 years for co-signers). Friends or relatives do not count as valid landlords.
• Monthly gross income must be at least 2.5x the rent (3x for co-signers).
• No drug, theft, sexual, or violence-related felonies or misdemeanors. All other offenses will be reviewed individually.
• No rental collections or evictions within the last 9 months (7 years for co-signers). If your collections are older, our leasing team may still be able to help you qualify.

03   What you'll Need to Upload

1. A valid photo ID

2. Proof of income, based on your employment type:

• W-2 employees: Last 2 months of paystubs
• Business owners: Last 2 months of bank statements, tax return, or proof of ownership
• 1099 contractors: Last 2 months of invoices or contract payments

3. Social Security card or valid documentation showing your SSN or ITIN (such as tax return, W-2, or IRS letter)

You can complete the application directly on your computer by typing into each field, or print it and fill it out by hand. Once completed, don’t forget to sign it. You may scan and email your finished application with all required documents, or bring everything to the leasing office in person.

Please note: all paper applications must be submitted with the required documents and a payment for the application fee. In-person payments are only accepted by money order or cashier’s check. (No Western Union payments will be accepted.)
